A lower price is a starting point. Not a verdict.
A home can sit below the median asking price and still be expensive for its condition, size or exact location. The useful question is: compared with what?
Start with the right comparison.
Compare condos with condos and land with land. Stay within the same currency and local market. Check whether an area includes balconies, terraces or common spaces before calculating price per square meter. A generic “Area” field is not proof of interior space.
Read the sample size.
Our market screen displays both the average and the median of selected source asking prices. A few large estates can pull the average upward. Neither statistic tells you the final negotiated price, and neither represents every property in the town.
A useful rating can say “not enough evidence.”
Marqann Insight requires compatible, recent and identity-checked comparables before offering a price signal. The evidence coverage score tells you how complete the information is. It does not say a property is a good investment.
